Leasing Questions

No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to ensure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half-hour before closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.

Our apartment homes are priced individually based on the amenities and features.

Application fees are $50 per person 18 and older occupying the apartment. There is also a $100 holding fee. You may pay these online by credit card or in our office with a cashier’s check. We do not accept cash, personal checks, or money orders. All application fees are nonrefundable.

Click on 'Login' in the upper right hand corner of our website, then click on 'Applicant.' Easily create an account and conveniently apply online through the applicant portal. 

River Oaks Apartments will cover your sewer, lawn care, and snow removal. Residents are responsible for gas and electric bills and are required to place these utilities in their name. These are sub-metered, and the bills that arrive are your actual usage. Trash is billed with rent and is $12/month. Water is also billed with rent and ranges between $35-$45 per month, depending on the apartment size.

The security deposit at River Oaks starts at $500.00 and can range up to 1 ½ month’s rent, based on the application screening. It is refunded within 30 days from our corporate office if there are no damages when moving out.

Rent is always due on the first of the month, and a $75 late fee is assessed on the 6th of every month (even on Sundays, holidays, and office closings).

You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.

At River Oaks Apartments, we welcome up to 2 pets. Cats or dogs are allowed. Any number of pets living in the apartment will then require a one-time, nonrefundable $300 pet fee for one pet and an additional $200 for a second pet. Monthly pet rent is $30/mo per pet. River Oaks also uses Poo Prints, which has a cost of $100 per dog. Please see our pet policy, breed restrictions apply, contact the office.

Resident Questions

Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment. Please ensure you reference your signed lease agreement and confirm policies with your Property Manager, as there could be unique circumstances.

Service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please get in touch with the property manager as soon as possible in this situation. You must provide written notice and a copy of your military orders.

Please let our office know if you love our apartments and want to refer a friend! We offer resident referral programs throughout the year and would love for your friends and family to join our community.

You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if enrolled in our online services.

If someone is temporarily staying with you, please let the office know so we can accommodate parking. If someone is permanently moving in or staying longer than 14 days, they must fill out an application to be added to your lease agreement.

We require a 60-day written notice, which you are responsible for, before moving out. If you need to move out at the end of your lease term, please remember to come in 60 days before the lease expires to provide your written notice.

Yes, there are a few cable companies that service this area. You can ask our leasing office for more deals from our local Xfinity representative!

You are welcome to keep an electric grill on your balcony or patio. Charcoal and gas grills are not permitted on balconies or patios per the Kentwood Police and Fire Department. We also welcome our residents to use the Outdoor Kitchen amenity featuring two large gas grills, picnic area and community fire pit.

If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. If you are locked out after hours, you must call a locksmith to help you gain access to your apartment again.

If you have lost your keys, you may have new keys made at our office during business hours. Fees apply.

During business hours, please contact the office with your concerns.

After hours, we offer an answering service for emergency maintenance. The following types of requests are considered emergencies: Fire, flood, gas leak, no heat, sewer backup, or clogged toilet (when there is only one toilet present in the apartment home). All other maintenance requests may be submitted through your online resident portal. Our after-hours emergency maintenance phone number is (616) 732-9948.
